A comfortable 1-bedroom condo in a good Bangkok neighbourhood costs roughly what you'd pay for a basic studio in Brisbane or Melbourne.
What Bangkok offers that no other Thai city can match: world-class hospitals (Bumrungrad, Samitivej, Bangkok Hospital), an extensive BTS and MRT rail network, unlimited dining and entertainment, and direct flights to Australia multiple times daily.
For retirees with health concerns, or those who want the convenience of a major international city, Bangkok can be the right choice despite the higher cost.
The BTS/MRT Network Changes Everything
Bangkok's rail system is the key to finding affordable accommodation. Properties near a BTS Skytrain or MRT subway station command a premium — but they also mean you don't need a car, which saves ฿15,000–฿25,000/month in car ownership costs.
Neighbourhoods like Sukhumvit, Silom, Ekkamai, and Thonglor offer everything from budget studios to luxury high-rises near BTS/MRT stations. Expect to pay ฿12,000–฿60,000+ monthly depending on size and location.
The strategy for pension-budget living in Bangkok: find a good condo near a rail station in a slightly less central area, and use the train to access everything else.
The Main Areas for Retirees
Sukhumvit (Lower) — On Nut, Phra Khanong, Bearing
Lower Sukhumvit (Soi 50+, accessed from On Nut and Phra Khanong BTS stations) is where many budget-conscious expats live in Bangkok. You're still on the BTS, still have access to everything, but paying significantly less than Thonglor or Ekkamai.
Who it suits: Retirees who want Bangkok's convenience at a more manageable price. On Nut has good supermarkets, markets and restaurants.

Silom / Sathorn

Who it suits: Retirees who want a more urban, sophisticated neighbourhood. Good access to BTS and MRT.

Ari / Saphan Kwai (North Bangkok)
Ari is one of Bangkok's most liveable neighbourhoods — tree-lined streets, local cafes, good food, less frenetic than central Sukhumvit. Popular with Thai professionals and a growing number of expats.
Who it suits: Retirees who want a quieter, more authentic Bangkok neighbourhood without the tourist density of Sukhumvit.

Thonglor / Ekkamai
These are Bangkok's trendiest, most expensive neighbourhoods — the equivalent of Sydney's Surry Hills or Melbourne's Fitzroy. Beautiful area but not where pension-budget retirees should start.

Can You Afford Bangkok on the Pension?
Bangkok is challenging on the single overseas pension rate (฿52,000/month) but possible with careful area selection:

- •Silom (1 bed): Total costs ฿46,000–฿55,000/month. At or over pension limit
- •Ari (1 bed): Total costs ฿42,000–฿50,000/month. Small surplus
Bangkok works more comfortably for couples, where two pensions combined (฿104,000/month) give genuine breathing room even in mid-range neighbourhoods.

Bangkok on a single pension is tight. It works, but you'll have less financial cushion than in Chiang Mai, Khon Kaen or Pattaya.
If your priority is the best hospitals and maximum convenience, Bangkok is worth the extra cost. If your priority is financial comfort and a good quality of life with money to spare, consider Chiang Mai or Pattaya first.
