Why Hua Hin is Australia's Favourite Thai Retirement Town
Hua Hin has been attracting Australian retirees for decades — and for good reason. It's a royal beach town (the Thai King's summer palace is here), clean and well-organised by Thai standards, only 2.5 hours from Bangkok by road, and has one of the strongest English-speaking expat communities in Thailand.
I lived here for eight years from 2006 to 2014. What I found is that Hua Hin isn't one place — it's a collection of very different neighbourhoods that suit very different lifestyles and budgets.
The Main Areas of Hua Hin
Hua Hin Town Centre
The heart of the city, within walking distance of the famous night market, the beach, restaurants, bars and most day-to-day services. This is where a lot of new expats start because everything is close.
Who it suits: People who want to walk everywhere and don't want a car or motorbike.
Rental costs:
- •1 Bedroom Condo: ฿14,000–฿18,000/month
- •2 Bedroom Condo: ฿20,000–฿28,000/month
- •Townhouse: ฿15,000–฿22,000/month
Watch out for: Weekend traffic from Bangkok visitors can be heavy. The beach near the town centre gets crowded on public holidays.
North Hua Hin (Soi 70 to the Airport)
Head north from Soi 70 and Hua Hin becomes noticeably quieter and more residential. The northern stretch of Hua Hin Beach here is fronted by old wooden mansions on big blocks, and you're near the Queen's Park and the naval base. Further up towards the airport and Bo Fai, it's a mix of local Thai neighbourhoods, newer housing developments and everyday amenities without the tourist polish.
This is the side of town people choose when they want to be near Hua Hin without being in it. You're 10–20 minutes from the night market and BluPort, but your daily life happens at local markets and Thai restaurants at local prices. The area keeps improving as the town grows northward towards Cha-Am.
Who it suits: Retirees who want quieter surroundings and better value while staying close to town. People happy to live more like a local, with the expat scene a short drive away rather than on their doorstep.

- •2 Bed House: ฿12,000–฿22,000/month
Watch out for: You'll want a car or motorbike — this isn't a walkable area for daily errands. The beach along the northern stretch is quieter but has fewer facilities than the main beach. Check any property near the railway line for train noise, and anything near the airport flight path (though flights are currently limited).
South Hua Hin (Khao Takiab area)
About 5km south of the town centre, this area is quieter and has some beautiful stretches of beach. Khao Takiab (Chopstick Mountain) is a landmark with a large Buddha statue and a colony of monkeys. The beach here is less crowded than town.
Who it suits: People who prefer a quieter beach lifestyle and don't mind being a short drive from shops and restaurants.

Hin Lek Fai / Golf Course Area
The hills west of Hua Hin town are home to several golf courses and many of the larger houses and villas. This is where Australians who want a proper garden, a pool, and more space tend to end up.
Who it suits: Couples who want a house rather than a condo. Golfers. Anyone wanting more space and privacy.

Pranburi (South of Hua Hin)
About 25km south of Hua Hin, Pranburi is a quieter, more rural area with some beautiful beaches and a growing number of expats. Rents are noticeably cheaper than Hua Hin proper.
Who it suits: People who want peace, space and lower costs. Those happy with a 30-minute drive to Hua Hin's services.

Khao Kalok / Sam Roi Yot
Further south again — a very quiet, almost rural stretch of coast with stunning beach scenery. Very limited services nearby. Not for everyone, but those who choose it tend to love it.
Who it suits: People who truly want to get away from it all. Expect to drive for shopping and dining.
Houses vs Condos in Hua Hin — What's the Difference?
This is one of the most common questions from Australian retirees, and it's a fair one. Here's the honest breakdown:
Condos
- •More security and management
- •Communal pool, gym, sometimes a restaurant
- •Air conditioning standard
- •Easier to lock up and leave when visiting family in Australia
- •Smaller outdoor space or none
Townhouses
- •Usually 2–3 storeys, small private outdoor area
- •More space than a condo for similar money
- •Less management — you deal with the landlord directly
- •Good middle ground between condo and standalone house
Houses with Pool
- •Real garden, real privacy
- •The "pool villa" lifestyle Australians dream about
- •In Hua Hin you can get a 2-bedroom house with private pool for ฿25,000–฿35,000/month (about A$1,100–$1,550)
- •Requires a car — these are rarely walkable to shops
- •Higher utilities (pool heating and maintenance)
Can You Afford Hua Hin on the Pension?
On the current single Age Pension overseas rate of approximately $550/week (฿12,100/week), Hua Hin is tight but achievable if you're careful:
- •1 Bedroom Condo (town area): Budget ฿38,000–฿45,000/month total. Your pension provides ฿52,000. Surplus: ฿7,000–฿14,000/month.
- •Townhouse (golf area): Total costs around ฿42,000–฿50,000/month. Pension is right at the limit.
- •House with Pool (golf/Pranburi area): Total costs ฿48,000–฿58,000/month. You'll need some additional savings.

My Personal Recommendation
If you're coming to Hua Hin for the first time to test the waters, start in or near the town centre. Walk everywhere for a month. Get your bearings. Then — once you know whether you're a beach person, a golf person, or a quiet-life person — look at the area that suits you for a longer lease.
And don't underestimate Pranburi. Several Australians I know ended up there after initially planning to stay in Hua Hin town, and they love it.
