Khon Kaen doesn't appear on most retirement destination lists. Read our full Khon Kaen city guide. It's not on the beach. It's not in the mountains. It's a mid-sized university city in northeast Thailand (Isaan region) that most tourists never visit.
And that's exactly why it works so well.
Khon Kaen, a growing northeastern university city, delivers some of the lowest rents in the country — $200–$350 USD for modern condos or serviced studios. It has Khon Kaen University (one of Thailand's best), Srinagarind Hospital (ranked among the top 5 hospitals in Thailand), an international airport with flights to Bangkok, its own Macro, Tesco/Lotus and Central Plaza shopping complex.
The expat community is smaller than Chiang Mai or Pattaya — but those who are there tend to be committed long-termers rather than revolving-door nomads.
The Lake Area — Where Most Expats Live
Khon Kaen is organised around Bueng Kaen Nakhon — a large lake in the southern part of the city. The lake area is where the majority of expats and middle-class Thais choose to live. It's easy to see why: the lakeside is beautiful, there's a park running along the waterfront, and the area is within 10 minutes of the city centre, hospitals and shopping.
The area near the lake in the south of the city is especially lovely — less than 10 minutes from the city center, with Songthaew routes nearby. That's where many expats choose to live.
Who it suits: Almost everyone. The lake area is the sweet spot of Khon Kaen — good location, great value.

The central area around Khon Kaen University and the main commercial streets is slightly more convenient for shopping and dining but has less of the lake's charm.

Outer Residential Areas
Khon Kaen has extensive Thai housing estates (moo baan) in the outer areas — quieter, cheaper, and more authentically local.

What Khon Kaen Doesn't Have
Honesty matters: Khon Kaen doesn't have a beach (it's 6 hours from the nearest coast). The expat social scene is much smaller than Chiang Mai or Pattaya. There are fewer Western restaurants and imported food options, though this is improving. It gets very hot from March to May.

Agoda has good coverage of Khon Kaen serviced apartments and hotels for your initial stay. For long-term rentals, the "Khon Kaen Expats" Facebook group is the best resource — landlords post directly and prices are better than property portals.

My Recommendation
If maximising financial comfort on the pension is your priority, Khon Kaen deserves serious consideration. It's modern, safe, has excellent healthcare, and offers a genuinely good quality of life — just not the beach lifestyle.
Do a two-week trial before committing. Khon Kaen is an acquired taste — but those who acquire it rarely leave.
