Pattaya — More Than Its Reputation
Pattaya's reputation can be a turn-off for Australian retirees, and it's not entirely undeserved. Walking Street and Central Pattaya can be loud, chaotic and not to everyone's taste.
But here's what most people don't realise: Pattaya is a big city with many very different neighbourhoods. The Australians who retire here successfully almost never live in the areas that give the city its reputation. They live in Jomtien, Pratumnak, or Na Jomtien — and they love it.

The Main Areas of Pattaya
Central Pattaya / Walking Street
The heart of Pattaya's tourist and nightlife district. Beach Road and Walking Street are what most people picture when they think of Pattaya.
Who it suits: People who want to be in the middle of the action and don't mind noise and crowds. Short-term visitors, not long-term retirees.
Rental costs:
- •Studio: ฿7,000–฿10,000/month
- •1 Bedroom Condo: ฿10,000–฿15,000/month
Honest assessment: Most Australian retirees don't end up here for the long term. Too noisy, too touristy, too much traffic.
Jomtien Beach
Jomtien is about 3-4km south of Central Pattaya and is where a large proportion of long-term expat retirees choose to live. It has a long, quieter beach, a good night market, plenty of restaurants and bars pitched at retirees rather than tourists, and much less of the chaos of Central Pattaya.
Jomtien and nearby areas offer a quieter lifestyle while still being close to the city's amenities. Condos typically range from ฿10,000 to ฿20,000 per month, with good value available slightly away from the beachfront.
Who it suits: Retirees who want beach access without the Central Pattaya chaos. The most popular area for long-term Australian expats in Pattaya.

Pratumnak Hill
Pratumnak (also called Pratumnak Hill or Cozy Beach area) is a residential hill between Central Pattaya and Jomtien, known for being quieter and more upmarket. It has several nice small beaches, fewer bars and clubs, and a more relaxed vibe.
Who it suits: Retirees who want a quieter, more residential area. Good mix of condos and houses. Popular with European expats, good Australian contingent.

- •2 Bed House with Pool: ฿25,000–฿38,000/month
Na Jomtien / Sattahip (South Pattaya)
Further south of Jomtien, Na Jomtien is a quieter, more rural coastal strip with some beautiful beaches and a growing number of expats. Sattahip beyond it is even quieter — essentially a small fishing town with a naval base.
Real estate prices in Pattaya vary widely. Look to Naklua or Pratumnak for a more relaxed vibe. Na Jomtien offers similar relaxation at lower prices.
Who it suits: People who want peace, space and lower costs. Requires a car or motorbike — you're 20-30 minutes from Pattaya's services.

Wongamat Beach (North Pattaya)
Wongamat is the upmarket northern end of Pattaya — quieter than Central, with a cleaner beach and more luxury developments.
Who it suits: Those wanting upmarket condo living in a quieter setting. More expensive than other areas.

My Recommendation
Don't judge Pattaya by its reputation. Do a one-month trial in Jomtien and you might be surprised. The beach is good, the infrastructure is excellent, Bangkok is 90 minutes away, and the social life is as active as you want it to be.
If Jomtien still feels too close to the Pattaya scene, try Na Jomtien — it's where Pattaya's long-term expats go when they want actual peace and quiet.
